Figures are estimates from sources believed reliable but not guaranteed. Buyers must do their own due diligence, including on after-repair value and rehab costs. Some properties are offered by assignment of contract. In those cases we hold an equitable interest in the property and may not be able to convey title ourselves; we disclose this in writing before any assignment.

Who we are

Two local principals, one partnership

The Damell Jacksell Group was founded in 2026 by Damani K. Ellington and Melanie Jackson to pair hands-on property acquisition with modern marketing tools. The company is new; the experience behind it is not. When you call, you talk to one of us.

Many of the people we help are dealing with a parent's house, an unexpected tax bill, or an estate nobody had time to settle. We explain your options plainly, including the ones that don't involve us.

Common questions

Before you reach out

Does contacting you obligate me to sell?

No. A review and an offer are free and carry no obligation. Many people use our offer to compare against listing with an agent or paying off the taxes themselves.

My property is headed to a county tax sale. Is it too late?

Usually not. Until the sale, you can typically pay the county directly. After a sale, Maryland owners generally have a period to redeem by paying the taxes plus interest and certain costs before the buyer can foreclose. If you'd rather sell, a sale can pay off the taxes at closing. Check your exact deadlines with your county's tax office.

The house was my parent's and the estate isn't settled. Can you still help?

Often, yes. The personal representative (executor) of the estate is usually the one who can sign. If no one has been appointed, the Register of Wills in your county can explain the process. We can talk through timing with you.

Do you charge fees?

We don't charge homeowners for a review or an offer, and there's no commission on a direct sale. Normal closing items such as payoffs of taxes and liens are shown line by line on your settlement statement.

Will you buy my house yourselves?

Sometimes we buy and close ourselves, and sometimes we assign our purchase contract to one of our vetted investor buyers. Either way, Maryland law requires us to tell you in writing, before you sign, if the contract may be assigned, and we do. Your price and closing date stay as agreed.

I'm an investor. How do I get your deals?

Join the buyers list with your areas, price range, and strategy. After a short call and proof of funds, you'll get deal sheets before they're marketed publicly, plus lockbox access to walk properties.
